Lead Sherpa alternative if you need dial-safe phones more than SMS blasts

8 min read · By Jules Cordero, Founder

Lead Sherpa is a well-known name with real estate investors, and its own homepage leads with two things: "Compliant SMS & Accurate Skip Tracing." Upload a list, skip trace it, then start text conversations at scale. For a wholesaler running thousands of motivated-seller texts a month, that pairing makes a lot of sense.

But a lot of agents who search "Lead Sherpa alternative" aren't running an SMS operation. They have this week's expireds, a few FSBOs, and a farm they've worked for years. What they really need is the right owner and a phone they can safely dial, not a texting engine with message quotas and carrier registration. If that's you, the tool you pick should start with the phone call, not the blast.

This post covers what Lead Sherpa offers today (from its own pages), who it really fits, and the call-first path for agents who mostly need dial-safe phones. Full disclosure: I built LeadCove, so I'm biased. Every Lead Sherpa fact below links to their published pages so you can check it yourself.

What Lead Sherpa is

Lead Sherpa calls itself "the complete skip tracing platform for real estate investors." The product has three main parts, all described on its homepage and pricing page:

It's clearly built for investors. The copy talks about REI businesses, assignment fees, and finding "thousands of sellers in seconds." That's not a criticism. It's just a different job than the one most listing agents do every morning.

What it costs, from its own pages

Lead Sherpa's pricing page says skip tracing starts at $0.15 per billable record on pay as you go, and goes as low as $0.09 per record. Its subscription tiers bundle free skip traces each month (5,000, 15,000, or 40,000 depending on the tier) along with SMS volume that runs from up to 900 messages a month (30 a day) to up to 100,000 a month (3,333 a day). Incoming texts are free, and users are listed as unlimited.

Two details matter if you're comparing. First, the page notes that the prices don't include service provider charges from Telnyx or Twilio. Second, its FAQ says that to use the SMS feature you need a Twilio account that is 10DLC approved. So the real monthly cost of the texting side is the plan plus your carrier bill, plus the time it takes to get registered. Lead Sherpa also says it only charges for hits, so you pay only when data comes back.

For integrations, the FAQ says Lead Sherpa connects directly with Podio and Zapier, and that customers push data from other CRMs through those.

Who Lead Sherpa really fits

Lead Sherpa is a strong fit if most of these are true for you:

If that's your business, the bundled skip traces and SMS volume can be good value, and you should look at it seriously.

Why many agents want dial-safe phones more than SMS volume

Here's where I'll be honest about my own bias as an agent. I don't think most agents should lead with mass texting. I wrote about this in don't blast SMS: a cold text to a homeowner you've never spoken to is easy to send and easy to get wrong. Consent rules for texting are stricter than a lot of people assume, and the consequences land on you and your brokerage, not on the software.

Lead Sherpa's own pricing FAQ explains why it considers its SMS tool compliant: a human interaction is required to send each message, and it is not an auto-dialer. Its skip tracing page also says plainly that no data scrubbing service can guarantee 100% accuracy and that users should do their own due diligence and talk to legal professionals. I agree with that last part completely. No tool makes outreach compliant for you. Our TCPA guide for real estate agents covers the basics, and your broker or an attorney should have the final word.

So for a working agent, the order I'd follow is simple. Get the right owner. Get a phone, and see its DNC and litigator flags before you dial. Make the call. Text later, once there's a conversation and a reason to. That puts the most weight on data quality and flags at the moment of the call, and very little on message quotas.

How to compare tools on your own list

Don't take my word, or any vendor's match-rate claim, at face value. Run the same list through each tool and score it.

1. Use owners you can verify

Pull 25 to 50 addresses, and include some where you already know the owner: past clients, neighbors, your sphere. Count how many come back with the right owner and a number that actually rings.

2. Check where the flags show up

Both tools flag DNC and litigator numbers. The question is whether you see the flag right next to the phone when you're about to call, or whether it lives in an export column you have to remember to filter. Our DNC scrubbing explainer covers what a flag does and doesn't tell you.

3. Time it from file to first dial

Start a timer when you upload and stop it at your first call. Count every export, import, and tool hop in between. If your dialing happens somewhere else, that handoff is part of the cost.

4. Add up the whole bill

Write down the plan, any carrier charges, and how many owners you actually enrich in a normal month. If you use thousands of skip traces and send texts every day, a bundle can win. If you enrich a few dozen owners a week and call them, you'd be paying for volume you don't touch. Our skip tracing tools comparison runs the same lens across other tools.

The LeadCove path: owner, flagged phones, call

LeadCove is built for agents whose lists start with properties and whose first touch is a phone call. It's the same three steps every time, explained in more detail in Bring a list → enrich → dial.

  1. Bring the addresses. Expireds, FSBOs, absentee owners, a farm, or a CSV exported from another tool. Messy columns are fine, and you don't need owner names.
  2. Enrich every owner. Verified owner name, phones with DNC and TCPA-litigator flags inline, emails, and the LLC or trust officer when an entity holds the deed. No data, no charge; the same owner across several properties is one credit.
  3. Call from the built-in CRM. Call, SMS, email, notes, and follow-ups live on the same row as the phone, with no export between lookup and dial. Texting is there for conversations you've already started, not for blasts.

Plans start with Starter at $29 a month for 15 credits, and the 7-day trial runs on Starter. The live numbers are always on our pricing section.

To be clear about what we aren't: LeadCove is not an SMS campaign platform. There's no list stacking engine, no 10DLC onboarding, and no tier with tens of thousands of messages a month. If your business runs on high-volume texting to investor lists, Lead Sherpa is built for that. If your mornings look like "open the list, check the flags, and dial," we built for that instead.

Test it on an address you know. Run any U.S. property address through the property-owner lookup. No account needed. You'll see the owner name, phones with DNC flags, and emails, then judge the data yourself.

Try it on this week's list

  1. Pick 25 to 50 addresses. Mix owners you know with fresh expireds or FSBOs. 15 minutes
  2. Spot-check a few on the single-address lookup. No signup, no card. 5 minutes
  3. Start the 7-day trial and upload the file. The trial is on the Starter plan and includes trial credits. See the 7-day trial walkthrough. If you have Lead Sherpa results for the same owners, line them up side by side. minutes
  4. Make the calls. Score both on right owner, reachable phone, flags, and time from file to first dial. one dialing block

Keep whichever tool wins on your own list. If you're an investor whose pipeline runs on texting, that's probably Lead Sherpa, and that's fine. If you're an agent who wants the right owner and a phone you can call with the flags in front of you, starting from the address and picking up the phone usually fits better.
