TruePeopleSearch vs professional skip tracing: what 7 tabs actually cost an agent
If you've ever worked a cold list by hand, you know the routine. Copy the address. Open TruePeopleSearch in one tab, Spokeo in another, BeenVerified in a third. Paste, wait, squint at three slightly different answers, and pick the phone number that looks most current. Then do it again for the next row.
I did this for years before I built LeadCove, and I still get why agents start there. People-search sites are familiar and fast to open. But "easy to open" and "cheap to run a whole list through" are different things. This post covers what these three sites say about themselves (from their own pages), what the tab-by-tab workflow really costs you, and when a professional skip-tracing tool built for agents makes more sense.
Full disclosure: I built LeadCove, so I'm biased. Every competitor fact below links to that company's own pages so you can check it yourself.
What these sites are built for
TruePeopleSearch, Spokeo, and BeenVerified are consumer people-search sites. They're built so anyone can look up a person, a phone number, an address, or an email. That's a real use, and it's a different job from prospecting a list of property owners.
TruePeopleSearch
The TruePeopleSearch site offers name, phone, address, and email search, plus a mobile app and an API. Its footer says it is not a consumer reporting agency under the Fair Credit Reporting Act and that the site can't be used for employment, credit, or tenant screening.
Spokeo
Spokeo's homepage calls it "the #1 US people search engine" and lists property owners among the things you can look up. It even names real estate prospecting as one of the uses. Its terms of use say it aggregates public information from sources like phone books, social networks, marketing surveys, real estate listings, and business websites, and that it doesn't evaluate each piece of that information.
BeenVerified
BeenVerified calls itself "The Everyday Information Company" and bundles people, phone, email, address, vehicle, and court-record searches, among others. Its menu includes a property owner search. Its pricing page says it isn't a consumer reporting agency and prohibits using it for FCRA purposes such as tenancy or credit decisions.
What they cost, from their own pages
Both Spokeo and BeenVerified publish membership prices. Here's what their checkout and pricing pages showed when I checked:
| Site | Plan | Price | Report limit |
|---|---|---|---|
| Spokeo | 1-month membership | $19.95/mo | Up to 100 reports a month |
| Spokeo | 3-month membership | $14.95/mo ($44.85 every 3 months) | Up to 100 reports a month |
| BeenVerified | 1-month membership | $36.89/mo plus tax after a 7-day trial | 100 reports a month |
| BeenVerified | 3-month membership | $23.98/mo ($71.94 every 3 months) plus tax | 100 reports a month |
Both memberships renew automatically until you cancel, according to those same pages. I couldn't load TruePeopleSearch's own pages past its security check, so I'm not going to guess at what it charges or how it's paid for.
On paper, those are small numbers. The bigger cost isn't the membership. It's what happens to your morning.
What the tabs actually cost you
None of these sites is built around a list of property addresses. They're built around one person at a time. So when your input is forty expireds or a farm export, the cost shows up in four places.
1. Your time, per row
Every address means a search, a scan of the results, a guess about which person is the owner, and often a second site to double-check. Multiply that by every row on the list. I walked through that math in finding the owner from a listing address, and the honest answer is that the hours stack up before you've made a single call. Time yourself on ten rows and you'll know your own number.
2. Address isn't owner
A people-search result tells you who has been associated with an address. That's not always the person on the deed. Tenants, adult kids, a previous owner, or an LLC can all show up. If you call the wrong person, you've spent the dial and maybe the first impression.
3. No compliance flags next to the phone
Consumer sites hand you a number. They aren't set up to tell you, right there, whether that number is on the Do Not Call registry or belongs to someone with a history of TCPA lawsuits. You have to check that separately, every time. Our DNC scrubbing explainer covers what a flag does and doesn't tell you, and your broker or an attorney should have the final word on compliance.
4. The copy-paste into your CRM
Once you finally have a number, it still has to land somewhere: a spreadsheet, a notes app, or your CRM. That's another hop, and it's where typos and lost follow-ups come from. I wrote about how bad data quietly eats a pipeline in the hidden cost of bad lead data.
What professional skip tracing changes
A skip-tracing tool built for agents starts from the property, not the person. You bring the address, it finds the owner of record, and it returns contact data for that owner. The good ones do it for a whole file at once and put the compliance context right next to each phone. If you want to see how the agent-focused tools stack up against each other, our skip tracing tools comparison runs them through the same lens.
That's the gap I built LeadCove to close. It's the same three steps every time:
-
Bring the addresses. Expireds, FSBOs, absentee owners, a farm, or a CSV exported from another tool. Messy columns are fine, and you don't need owner names.
-
Enrich every owner. Verified owner name, phones with DNC and TCPA-litigator flags inline, emails, and the LLC or trust officer when an entity holds the deed. No data, no charge; the same owner across several properties is one credit.
-
Call from the built-in CRM. Call, SMS, email, notes, and follow-ups live on the same row as the phone, with no copy-paste between lookup and dial. If you run your pipeline in Follow Up Boss, LeadCove can sync with it too.
Plans start with Starter at $29 a month for 15 credits, Pro at $49 for 50, and Power at $99 for 100. The 7-day trial runs on Starter. The live numbers are always on our pricing section.
To be fair about what we aren't: LeadCove isn't a background-check site. There are no court records, vehicle lookups, or social profiles. If you need to research a person, the people-search sites are built for that. If you need the owner of an address and a phone you can call with the flags in front of you, we built for that instead.
Test it on an address you know. Run any U.S. property address through the property-owner lookup. No account needed. You'll see the owner name, phones with DNC flags, and emails, then judge the data yourself. Our owner lookup guide explains what you'll get back.
Run the comparison yourself
Don't take my word for it. Score both workflows on the same list.
-
Pick 20 addresses. Include a few where you already know the owner, a couple of rentals, and at least one LLC-owned property. 10 minutes
-
Do the first 10 the tab way. Use whatever people-search sites you normally use. Start a timer and stop it when each owner's number is saved somewhere you can dial from. Note how often you had to guess. however long it takes
-
Do the other 10 in LeadCove. Start the 7-day trial and upload them. The trial is on the Starter plan and includes trial credits. See the 7-day trial walkthrough. minutes
-
Make the calls. Score both on right owner, reachable phone, flags shown, and time from address to first dial. one dialing block
If you only look up an owner once in a while, a people-search membership might be all you need, and that's fine. If you're working a list every week and your first touch is a phone call, the tabs are costing you more than the membership fee. Starting from the address and getting straight to a flagged, dialable number usually fits a prospecting week better.
