LeadCove vs PropStream: which is better for real estate agents?

10 min read · Honest comparison from a working agent

PropStream is the giant in this category. 160M+ property records, 165+ filters, off-market data, comps, and skip tracing all in one product. It's been the default investor tool for nearly a decade. LeadCove is a newer, narrower product built specifically for licensed real estate agents working a prospect list.

These are different tools solving different jobs. Below is the honest read — what PropStream does better, what LeadCove does better, and which one matches the work you actually do.

Where PropStream wins

PropStream's strengths are real and worth naming up front:

1. National off-market property sourcing

The PropStream property database is the deepest in the category. 160M+ records, 165+ filters (equity, ownership length, lien status, pre-foreclosure, tax delinquent, vacant, absentee, free-and-clear, etc.). You can sit at a desk anywhere in the US and pull a list of 800 high-equity absentee owners in any zip code, then skip-trace them. This is the investor playbook and PropStream is the gold standard for it.

LeadCove doesn't have a nationwide property database. You bring the list — MLS expireds, FSBO scrape, building canvass, neighbor lookup, your own CSV — and we enrich it. If your job is to source from raw parcel data, PropStream is your tool.

2. Comps and market analysis

PropStream's comp pulls and ARV (after-repair value) calculations are well-built for the flipper / wholesaler workflow. Licensed agents have MLS comps so this is less of a draw, but for unlicensed investors it's a significant value.

3. Direct mail integration

PropStream integrates with mailer vendors to push your filtered list straight into a direct mail campaign. If your prospecting strategy is mailer-heavy, this saves a step.

Where LeadCove wins

1. You're a licensed agent, not an investor

PropStream is built around the investor question "where are the deals?" — filter parcel data, find distressed owners, skip-trace, mail. Licensed agents already know where the deals are: the MLS, expireds, FSBOs, their farm. The job is to work the list, not source it. LeadCove's UI, vocabulary, and Mission Control workflow assume you're already holding a list and need to call through it efficiently.

2. LLC unmask is automated

In PropStream, an LLC-owned property returns the entity name. To get the actual human you'd need to manually look up the registered agent in the state Sunbiz / Secretary of State filing, cross-reference managing members, then re-skip-trace. We automate that whole chain — 70-85% of LLC rows come back with the actual person's contact info. In luxury or coastal markets where 40-60% of properties are entity-owned, this is the gap between a callable list and a wall of LLC names. More on LLC unmask.

3. CRM is included

PropStream gives you a list and contact data — then you export to a CRM (FUB, Wise Agent, etc.) to actually work it. LeadCove has the CRM built in: Mission Control shows your callbacks, you click a row and call/SMS/email/LinkedIn-message from one screen, the system tracks every touch, refunds bad data, and flags DNC + TCPA litigators inline. One tool, not two.

4. "No data, no charge" + same-owner dedup

Two pricing protections PropStream doesn't offer. On PropStream you pay $0.12-0.15 per skip-trace attempt whether you get a hit or not, and the same owner across 4 properties costs 4 lookups. On LeadCove a no-data result is free, and one owner = one credit regardless of how many properties they own. On luxury or absentee-heavy lists this is a 30-50% cost difference. More on credit math.

The hidden line item: PropStream's $99 doesn't include skip tracing — that's a separate add-on at roughly $0.12-0.15 per attempt. On a 200-row list with 50% match rate, that's $24-30/mo on top of the subscription. Plus the duplicate-owner charges. Plus a separate CRM. Run the real total before comparing to LeadCove's $29-99 all-in.

Switching from PropStream to LeadCove

  1. Export your prospect list from PropStream as CSV. Any column layout works — we auto-detect Matrix MLS, PropStream export, BatchData export, generic CSV.
  2. Start the 7-day LeadCove trial — $0 today.
  3. Upload. Same-owner dedup collapses duplicates PropStream charged you for separately.
  4. Enrich. Compare LLC-unmask yield and contact accuracy side-by-side with the PropStream output you already have.

The honest verdict

Pick PropStream if: you're an investor or unlicensed wholesaler, you need a nationwide property database to source from, you run comps + ARV analysis, you use direct mail heavily, you're willing to bolt on a separate CRM.

Pick LeadCove if: you're a licensed agent, you already have a list (MLS expireds, FSBOs, farm, building canvass), you want LLC unmask automated, you want one tool that holds the list + dials + tracks touches + syncs to FUB, you don't want to pay per skip-trace attempt or get billed for misses.

Both tools can co-exist — some agents use PropStream to source lists then LeadCove to work them. If you only want one, the answer depends on which half of the job is your bottleneck: sourcing or working.

Try LeadCove on the list you already have.
