Where PropStream wins
PropStream's strengths are real and worth naming up front:
1. National off-market property sourcing
The PropStream property database is the deepest in the category. 160M+ records, 165+ filters (equity, ownership length, lien status, pre-foreclosure, tax delinquent, vacant, absentee, free-and-clear, etc.). You can sit at a desk anywhere in the US and pull a list of 800 high-equity absentee owners in any zip code, then skip-trace them. This is the investor playbook and PropStream is the gold standard for it.
LeadCove doesn't have a nationwide property database. You bring the list — MLS expireds, FSBO scrape, building canvass, neighbor lookup, your own CSV — and we enrich it. If your job is to source from raw parcel data, PropStream is your tool.
2. Comps and market analysis
PropStream's comp pulls and ARV (after-repair value) calculations are well-built for the flipper / wholesaler workflow. Licensed agents have MLS comps so this is less of a draw, but for unlicensed investors it's a significant value.
3. Direct mail integration

In PropStream, an LLC-owned property returns the entity name. To get the actual human you'd need to manually look up the registered agent in the state Sunbiz / Secretary of State filing, cross-reference managing members, then re-skip-trace. The hidden line item: PropStream's $99 doesn't include skip tracing — that's a separate add-on at roughly $0.12-0.15 per attempt. On a 200-row list with 50% match rate, that's $24-30/mo on top of the subscription. Plus the duplicate-owner charges. Plus a separate CRM.
