PropStream alternative for agents who mainly want owner phones, not comps

8 min read · By Jules Cordero, Founder

PropStream is one of the biggest names in real estate data, and it earned that. Their homepage talks about 160M+ properties, 165+ search filters, 20 ready-made lead lists, comps, calculators, AI search, direct mail, and skip tracing, all in one login. If you source deals from raw property data, it's a serious tool.

But a lot of agents who type "PropStream alternative" into Google aren't trying to source anything. The list is already on the desk: this week's expireds, a handful of FSBOs, the farm you've worked for three years. What they actually open PropStream for is the owner's phone number. If that's you, you might be paying for a research terminal when the job is "get a phone on this owner and call."

This post covers what PropStream offers and costs today (from its own pages), who it really fits, and the address-first path for agents who mainly want owner phones. Full disclosure: I built LeadCove, so I'm biased. Every PropStream fact below links to their published pages so you can check it yourself. If you want the side-by-side version, we also keep a LeadCove vs PropStream comparison page.

What PropStream is

PropStream calls itself an all-in-one real estate lead generation, comping, and marketing solution on its homepage. It markets to investors, wholesalers, landlords, flippers, lenders, agents, and brokers. The data side is the headline: 160M+ property records, 70M+ MLS records, 41M+ pre-foreclosures, and more, with 165+ filters and 20 lead lists to slice it. Around that sits a marketing suite (dialer campaigns, landing pages, email, postcards), comparables, investment calculators, demographic data, a mobile app, and PropStream Academy for training.

Their page for real estate agents pitches PropStream Connect as the way to find owner contact information, connect with leads faster, automate lead monitoring, and streamline outreach. So PropStream does want agents. The question is whether you need the whole research side to get to the phone number.

What PropStream costs

As of October 20, 2026, PropStream's pricing page lists three plans, each with a 7-day free trial and 50 free leads:

Also included160M+ public records, MLS records, 165+ filters, 20 lead lists, comps, calculators, AI search and assistant, demographics, web and mobile apps

From propstream.com/pricing, checked October 20, 2026. Add-ons listed there include postcards from 57¢, emails at 2¢, deeds and mortgage documents at $5 each, and additional skip tracing at 10¢ per contact on Pro and Elite. Prices change, so check the live page.

Their skip tracing page is worth reading too. It says skip traces return up to four phone numbers and emails per match, include DNC flagging and litigator scrubbing at no extra cost, and that you only pay for skip traces that return information. On Essentials without the add-on, it's $0.12 per contact. PropStream Connect, described on the Connect page, bundles that free skip tracing with click-to-dial, dialer campaigns, Lead Automator, and discounted mail, and says it can skip trace LLCs, corporations, and trusts.

To be fair, that's a lot of product, and the skip tracing itself is more agent-friendly than it used to be. If you'd use the data, comps, and mail every week, $99 to $199 a month can be the cheaper stack overall.

When PropStream is the right call

If any of these sound like you, stay with PropStream or start there:

When you already have the list

Most listing agents I know don't start their morning in a property search. They start with a list that already exists: expireds pulled from the MLS, FSBO signs from the weekend, a farm CSV, a sphere export. The bottleneck isn't finding more properties. It's getting a reachable phone on every owner and dialing before the list goes stale.

That's where a full research platform can feel like overkill. You log in, import the list, save the properties, skip trace them, then work out where the calls and notes live. Every step makes sense for an investor building a campaign. For an agent who just wants to call twenty expireds before lunch, it's a lot of surface area.

Here's what matters most when the list is already yours:

Run the same test on any tool

Don't take my word for it, or PropStream's. Measure both on your own list:

1. Use owners you already know

Pull 25 to 50 addresses where you know the owner and a good phone: past clients, neighbors, your sphere. Count how many come back with the right owner and a number that actually rings.

2. Time it from list to first dial

Start a timer when you open the file and stop it at your first call. Every import, save, export, and tool hop shows up here. Our skip tracing tools comparison runs the same lens across other tools.

3. Check how the flags show up

Both tools flag DNC, and PropStream says it scrubs litigators too. Look at where the flag appears and whether you can see it at the moment you're about to call. The flag informs your decision; it doesn't make it for you.

4. Add up what you'd actually pay

Write down the plan, the add-ons you'd need, and how many owners you enrich in a normal month. Our credit pack math post walks through how to cost that out. If you'd use PropStream's research tools every week, the full platform can win. If you only need the phones, you're paying for features you don't touch.

The LeadCove path: address in, owner phones out

LeadCove is built for agents whose lists start with properties. It's the same three steps every time, explained in more detail in Bring a list → enrich → dial.

  1. Bring the addresses. Expireds, FSBOs, absentee owners, a farm, or a CSV exported from another tool. Messy columns are fine, and you don't need owner names.
  2. Enrich every owner. Verified owner name, phones with DNC and TCPA-litigator flags inline, emails, and the LLC or trust officer when an entity holds the deed. No data, no charge; the same owner across several properties is one credit.
  3. Dial from the built-in CRM. Call, SMS, email, notes, and follow-ups on the same row as the phone, with no export between lookup and dial.

Plans start with Starter at $29 a month for 15 credits, and the 7-day trial runs on Starter. The live numbers are always on our pricing section.

To be clear about what we aren't: LeadCove is not a property research platform. We don't have 165 search filters, comps, ARV calculators, or a postcard press. If your job is sourcing deals from raw property data, PropStream is built for that, and some agents happily use PropStream to build a list and LeadCove to work it. If your mornings look like "open the list I already have and dial," we built for that instead.

Test it on an address you know. Run any U.S. property address through the no-signup property-owner lookup. No account needed. You'll see the owner name, phones with DNC flags, and emails, then judge the data yourself.

Try it on this week's list

  1. Pick 25 to 50 addresses. Mix owners you know with fresh expireds or FSBOs. 15 minutes
  2. Spot-check a few on the single-address lookup. No signup, no card. 5 minutes
  3. Start the 7-day trial and upload the file. The trial is on the Starter plan and includes trial credits. See the 7-day trial walkthrough. If you have PropStream results for the same owners, line them up side by side. minutes
  4. Make the calls. Score both on right owner, reachable phone, flags, and time from file to first dial. one dialing block

Keep whichever tool wins on your own list. If your days live inside property search, comps, and mail campaigns, that's probably PropStream, and that's fine. If the list is already on the desk and the job is owner phones plus dials, starting from the address usually fits better. You can also use LeadCove as your CRM when you only need import, enrich, and follow-up on the same rows.
